Homeowner Checklist for Roofing Jobs

1. Access for roof removal and material loading is typically done from the driveway.
2. During roof removal, there will be various amounts of dust and debris that can sift or fall into the attic, around HVAC flashings and near kitchen or bathroom exhaust fans. We recommend keeping windows and doors closed to help keep dust and debris away. We are not responsible for any interior cleaning.
3. Gates need to be unlocked during the roofing process for access to the backyard.
4. Access to electrical outlets for power is required.
5. If someone 18 years of age or older is there during completion and cleanup of debris, we can arrange to blow debris from the garage.
6. If you have a washer/dryer, a refrigerator, tools, etc., in the garage or carport, we recommend moving or covering these items (including any stored items in the attic).
7. If you have any patio furniture, hanging plants, et cetera, we recommend moving or covering them.
8. We recommend that you do not park vehicles in the garage/carport during our work.
9. The home’s interior is not typically affected during our work. However, the roofing process will cause vibrations throughout the building. We recommend removing or covering valuables like pictures, wall hangings, knick-knacks, et cetera.
10. If you have a satellite dish, we try not to disturb the connection any longer than needed. It is the owner’s responsibility to have the satellite dish reconnected and/or adjusted (at the owner’s expense).
11. If you have solar panels, it is the owner’s responsibility and expense to have the solar units removed prior to the roofing process and re-installed after completion.
12. If you have skylights or solar tubes, we typically do not need to replace them unless we state replacement on the contract. Occasionally, they need to have new flashing installed. If it is not stated on the contract, this will be an additional charge. We will discuss options.
13. During the roofing process there will be noise, as compressors and nail guns will be on most of the day. If this bothers you and your pets, you may want to plan to be out of the house as you feel necessary.
14. If you have dry rot and need wood repairs, access to electricity will be needed for power tools for wood repairs. As per the contract, painting of new wood is not included. We can prime the wood for you for an additional cost. The per hour labor cost does include time to pick up supplies.

Final Inspection Requirements

1. The Permit Card needs to be available for the inspector at each inspection.
2. Smoke and carbon detectors are required by all city and county building departments at the final inspection. Most of the time, there is a form for certifying that smoke and carbon monoxide detectors are installed and operating correctly. However, some cities require access to inspect them. We typically inform you of this prior to scheduling. If you need help to install new smoke and carbon detectors, we can install them for an additional $90/hour.
3. New wood where dry rot was replaced is required to be primed prior to final inspection. As noted above, we can prime new wood for an additional cost. (It is the owner’s responsibility to make the arrangements.)
